Management |
- On-Site Facility
Management
– For our typical customer, we
provide a full- or part-time, on-site facility
manager. This person is trained in the management of
information and processes related to the buildings
and grounds and acts on behalf of the
customer, just like their own employee, in selecting
the most cost-effective means for meeting needs.
The site manager develops certain specialties and is part
of a network of all of our managers. Our managers
meet bi-weekly to share experiences and thereby
provide to our customers the valuable depth that comes with networking.

Facility Management Consulting
– For our typical customer, we
provide regular, as-needed facility management
consulting. This is usually in the form of specific
support to the on-site facility manager to augment
an area of expertise or sometimes to augment a
limited schedule.

Projects and Construction |

General Contracting
–
It is often
difficult to find contractors to perform
small and medium size projects ($0-$500,000)
who not only are licensed for commercial
work, but are also familiar with the special
needs and regulatory requirements for school
and church projects. We specialize in these projects
and often perform such projects for our
service customers under separate project
contracts but at our negotiated pricing.

Project Management
–
Facility related projects are common among
churches and schools but not common enough for
the institution to employ its own staff of
project managers. We understand projects, both
large and small, and we provide all ranges of
support to the customer for the management of
their project. This could be as simple as plan
and specification review from the facility
manager perspective, or it could be as complex
as owner’s representation for multi-million
dollar projects.

–
SchoolFM employs a wide array of
technicians ranging from semi-skilled laborers to
highly-trained and certified specialists. We are
constantly growing our in-house capabilities in
order to meet the needs of the customer in a
cost-effective manner. When no services are needed,
the customer is not paying technicians to be idle.
On the other hand, when the need is great due to an
emergency or special event, it’s all hands on deck.

Besides general carpentry with specific
expertise in the needs of schools and
churches, our technical services include
specialties in plumbing, HVAC, Controls,
Electrical, and all forms of low voltage
electrical.

Custodial
Services |

Custodial Services
– Our contract model is unique in the
cleaning industry, where the out-sourcing norm is to
clean according to a pre-determined schedule and
task list for an agreed lump sum (paid monthly).
This traditional model is a classic win-loose
agreement, which is the root cause of
dissatisfaction and complacency for custodial
services in churches and schools. The SchoolFM model
is a win-win agreement where the customer controls
cost and level of service. Though we do not perform
custodial services for all of our customers, we do
manage the custodial services of all our customers,
and we demand a contract model that works to the
benefit of all.
